FUTURE PLANNING
The overall site is very large and will follow a master plan for long term residential development. Most of the site is bounded by the 99 Mile Recreation Area, land in the Agricultural Land
Reserve, large open spaces and forested areas.
PHASE 2
Future development will proceed on a phased basis. Phase 2 will be located on an extension of 9th Street west of Spruce Avenue. Full urban services will be provided as in Phase 1.
LONG TERM DEVELOPMENT
Cariboo Ridge has the long-term potential of over 100 single family lots. However, future development will be undertaken incrementally in small phases. Later phases will continue west on 9th Street and north to 8th Street parallel to Spruce Avenue. This will result in a secondary access road to Cariboo Ridge. We believe 100 Mile House has a great future and Cariboo Ridge offers the best location to accommodate residential development over the long term. The Official Community Plan for 100 Mile House designates Cariboo Ridge for Low Density Residential development. Future development will consist predominately of single-family dwellings with some duplexes on corner sites.

NURTURING NATURE

A Trails Linkage Plan has identified a unified network of existing and proposed trails throughout the Municipality of 100 Mile House. Local user groups have been involved through community input and by discussions with individual land owners. The plan has addressed all present and future needs within the community which will allow the implementation of the plan over time for the benefit of residents, businesses and visitors to 100 Mile House.
Cariboo Ridge properties are located ADJACENT to one of the primary trails.
TRAILS
Easy access to newly created trails and nearby existing trail systems for the enjoyment, health and well-being of Cariboo Ridge residents is of paramount importance in the planning of this premier development. Direct access to the vast 99 Mile Ski Trail system means that walking, hiking and biking can easily be integrated into everyday living and the options are numerous. The trailhead for the Reservoir Trail will be located on Ninth Street, adjacent to Phase 1 and from there, people have a choice of doing all or part of a 2 km loop trail or branching off via a connector to the many existing trails beyond.
DESIGN GUIDELINES
The design guidelines are intended to encourage the construction of well designed, high quality homes that are attractively landscaped. The guidelines will not require a particular style or design but will set building standards to protect the investment homeowners will be making. The result will be the creation of an attractive new neighbourhood with enhanced sustainability, measured in terms of building longevity, energy consumption/efficiency, walkability, ease of access and low wildfire risk.

Ray has been in the real estate industry for over 40 years and has managed his own residential construction and development business for much of that time. He has an excellent record of success in providing superior customer service and producing quality homes that meet energy efficiency and environmental standards, and home warranty requirements. Ray has built over 1,200 homes across B.C. including Kamloops, Kelowna, Parksville, Langley, and Maple Ridge. Ray and his wife live on a rural property in Langley.
BRYCE AYERS

Bryce has worked as a Professional Real Estate Agent in BC for over 12 years and has five years experience in residential land development. His background includes real estate appraisal and successful completion of the Canadian Security Course. Bryce is Ray’s son and lives in Langley with his wife and two-year-old son.
Adam Dirkson

Adam was born in Williams Lake and raised in the 100 Mile House area. As a young person Adam played hockey, skied on Mount Timothy, camped, and fished. After graduating from Peter Skene Ogden Secondary School, Adam completed post-secondary studies on Vancouver Island and received a bachelor’s degree in psychology and criminology. His degree took him to the USA where he worked with troubled youth. While in the USA he met and married Ashley, his wife of 17 years. Adam returned to Canada and soon after moved back to 100 Mile House and joined his dad (Mel) in real estate. Today Adam is a top agent and lives with his wife and two sons in their home on Horse Lake.
